Well tonight’s the night! Happy Halloween!

In Cape Coral we have trick or treating starting just before dark on Halloween night. We see everyone cleared out by 8:00-8:30pm usually.

Where are good places to trick or treat in Cape Coral on Halloween? Well, first and foremost probably your own neighborhood. While some Cape Coral neighborhoods are sparse with home and kids others are jammed packed.

Some years our area is busy and other years it is dead. When it is dead we usually drive over to a more ‘kid-friendly’ neighborhood. The ones that come to mind are near baseball, soccer and football fields. Also, if you have friends in gated communities like Sandoval or Heatherwood Lakes you might see if you can take your kids trick or treating over there. Remember that gated communities are for residents and guests and most will not allow car traffic and some will not allow pedestrian traffic without a pass.

There are also many local businesses and malls that hold trick or treating. Often times local schools, churches, malls, etc have events the weekend before or days heading up to Halloween so be sure to check for local listings.

This year (2012) I found the following for October 31, 2012 happenings:

Veterans Investment Zone

Cape Coral Veterans Hospital and the Impact on the Cape Coral area Community

In 2010 construction crews broke ground and the much anticipated project had begun. Cape Coral’s very own Veterans Hospital with over 200,000 square feet of space. Before this hospital was built, the closest VA hospital was a 2 and ½ hour car ride away yet SW Florida has one of the largest condensed population of Veterans in the country. Come the end of 2012 our county will have a state of the art facility available right here for our veterans.

So what does this have to do with real estate? A little something labeled the Veterans Investment Zone (VIZ). The Veterans Investment Zone is the surrounding area around the hospital of undeveloped land with massive amount of potential. The city has approved certain incentives for development of commercial and industrial industry. You can search some of the properties here. With prime location just between Cape Coral and Fort Myers we are expected to have hotel chains, restaurants, medical office suites, and much more all within a short time period. If you can find anything available in the area then you should seriously consider investing.

Cape Coral summer activities

Children all over Lee County are anxiously awaiting the final bell to ring marking the start of the summer vacation. We are so lucky in Cape Coral to have so many great things for the kids to get involved in all summer long. From water parks to camps, we have it all.

Cape Coral’s parks and recreation is one of the largest organizers of events in this area. They offer camps for all ages and interests. They offer a safe, fun, and educational way for our children to spend their days. The Camps will begin the week of May 29th and go all summer ending in August. Ages 3-16 are welcomed, with schedules and themes changing weekly.

Sunsplash is also a highly sought after summer spot. Sunsplash has 14 acres of pools and waterslides, and my personal favorite the lazy river. They offer swimming lessons from ages 6months to 15 yrs, with all abilities welcome. The junior lifeguard program is available to ages 10-15; your children can get acquainted with what it takes to become a lifeguard.

Mike Greenwell’s is another local favorite, they offer Mini golf, 4 go-cart tracks, batting cages, an arcade, paint ball and much more. Spend an hour or the day, Mike Greenwell’s will always deliver on fun!

Be Prepared For Hurricane Season 2012

Preparing for another Hurricane Season in Cape Coral

Another summer is upon us and that means daily rain showers around 3pm, sunshine and high 80 and low 90 degree weather perfect for the beaches, and hurricane season. It is important that in the very rare case we are approached by a hurricane that you and your family are prepared. We prepared this article in the hopes that it will help you be ready on that one day you need it most.

 

Have a plan in place for the entire family

  • Plan your evacuation route and share it with the entire family.
  • Have designated places to meet in case of separation during the storm.
  • How will you handle the pets?
  • Grab all important papers (Birth Certificates, SS cards, passports, credit cards, family pictures)
  • Be sure to have a single contact outside of the area for everyone to be able to communicate

 

Have a Supply Kit

  • Store many gallons of water in the garage in case of emergency
  • Nonperishable food (can foods)
  • Matches-lighters
  • Flashlights
  • Radio
  • Books
  • Source of entertainment (games, cards, magazines, etc)
  • Tool kit
  • First aid kit
  • Batteries
  • Gas cans (full)
  • CASH (atms do not work without power)
  • Couple days worth of clothing
  • Safe box with all personal documents/family pictures/ irreplaceable items
  • Special items

 

Do not be one of those people in the grocery store 12 hours before the storm hits, fighting with the little old lady for the last loaf of bread or last 2 cans of tuna fish. It seems that any time we have a named storm in the seas people get anxious and buy all the bread and water in site. Have your kit prepared ahead of time. We use those plastic storage bins that seal air tight to store our entire hurricane kit (besides the water and gas). Make sure the water is replaced yearly and the food is up to date. Think you should invest in FaceBook? Not So Fast!

I am sure you have all heard, FaceBook had its IPO this week bringing one of the most cutting edge companies into the public stock market. $100,000,000,000 was the estimated value of the website which makes it worth more than Disney. Really??? Worth more than Disney? Sounds a bit ridiculous if you ask me, a single website that people will surely get bored of within the next 5 to 10 years and that 100 billion will be 12 million just like the ancient MySpace. I really have no idea if Facebook is a good investment or not but I figured if everyone is going to throw around those 100 billion dollar numbers then we should be actually talking about something of REAL value.

So what should you invest your money in then? I am not an investment advisor or tax accountant so the following is just my educated opinion with some fancy stats and charts to look at. Let’s first look at this chart and see what it tells me:

I see a rise and fall every 10 years or so. Look at 1978, the prices shot up then again in 1988, and 1998 the prices rose steadily for about 6 years and they finally dropped back down to the original starting point in 1998. We have hit below the trend line and are starting the way back up slowly. The spike will probably not come for another couple years but the time to buy is now while we are still on that little blue trend line.

How about this chart showing all the way back to the 1800’s. Take notice what happens every time the spike drops…… It goes back up.


Now I’m no rocket surgeon but I am pretty sure these charts are telling us it is time to BUY REAL ESTATE.

 

And finally here is proof that we are recovering from the latest economic downturn. Since last year we have had double digit increases in at least 10 different markets.

Cape Coral home prices trending up in 2012

2012 has been a great year thus far; gaining positive momentum for our once troubled housing market. The once forgotten homes that were lost in the short sale or foreclosure process are now full of life, occupied by new loving owners, looking more beautiful than ever.  The first quarter statistics are very positive for the overall health of our local economy.  What they also show is that we have hit the bottom and have continued trending significantly upward from this time last year.

If you have ever dreamed of owning your piece of paradise, but are in need of a little nudge, here it is. In 2011 the average price for a single family home was $136,317.00, this year that same figure has increased by 22% making the average price $166,249.00.  That is just our local area, increases has been documented on a national level as well.

The Florida Realtors reported that real estate economists and analysts are optimistic that we will see a dramatic recovery in the next two years.  These economists predict that next year home prices will begin to rise by 2% and then get a larger boost of 3.5% by 2014.

Cape Coral; positive housing market predictions

It appears that after a few trouble years for our local real estate market the clouds are parting and the sun is shining brightly over Cape Coral and Fort Myers Florida.  There have been two studies performed by two separate online search giants; Realtor.com and Trulia.   They have suggested through their research we (Cape Coral)  are poised for a real estate rebound.

Realtor.com has published a Top Ten Turnaround Report.  It states that there are “6 Florida cities that were considered good bets for an upswing in sales.” This information was gathered through a formula that was created by analyzing recent price appreciation, changes in inventory, median age of inventory, number of searches through there site (Realtor.com), and area unemployment statistics.  In Cape Coral we have experienced an increase in the median home price, smaller amount of inventory, our unemployment rates  have stabilized, and we have seen recently; an influx of foreign buyers to our market.

They then compare it to the number of city residents looking for somewhere else to call home.  It’s findings; an area with a high number of searches within the same city and low searched for elsewhere suggests an increase in demand for housing.

HGTV House Hunters in Fort Myers Florida

HGTV did a show right here in Fort Myers, Florida that aired just this week. The episode featuring Ft Myers real estate showcased a Ft Myers real estate agent with buyers searching for a great deal in SW Florida. Apparently, like many other home buyers in SW Florida, this couple arrived with expectations of finding their dream home within a low budget. They realized during their search that they’d need to up their budget further to get the house that more matches with their wish list.

A few years ago I was approached by HGTV to be featured on their House Hunters show. I would have jumped at the opportunity however at that exact moment I wasn’t working with any buyers who were interested in being featured on a national television show.

I love the idea of getting the word out about Cape Coral real estate & the Fort Myers real estate market. We have many buyers looking to invest here and it is helpful for them to be armed with the correct information prior to their arrival to maximize their time here. When I am contacted by a prospective buyer I do my best to determine their wants and needs and give them a clear idea of how that relates to the available real estate inventory in SW Florida. Typically I set the customer up with a custom real estate search that updates several times a day with houses in Cape Coral or Ft Myers that match their criteria.
